Costs and Additional Services

All of our standard reporting services across Phases 1 to 3 are fully covered by the Green Homes Wales (GHW) grant.

Additional charges only apply if extra services are required. This can include air tightness testing and design approval services. The price of which can be added to your loan. Any additional services will be discussed with you on site.

Additional Services and Pricing

Air Tightness Testing – £250 plus VAT per test

Design Approval Services – £200 plus VAT

Post-Installation EPC and Site Visit – FREE

While these services can be added to your Green Homes Wales loan (as far as we are aware), payment is required upfront before we can carry out these assessments or approvals.

EMT Services aims to arrange Retrofit Assessments as quickly as possible, with appointment availability depending on your location and property type. In many cases, assessments can be scheduled within 1–2 weeks.

How long does the full process take?

Timelines vary depending on:

  • Funding approval times
  • Installer availability

As a guide:

  • Initial assessment and reporting: approximately 1–3 weeks
  • Funding and quotation stage: approximately 1–2 weeks
  • Installation works: varies depending on project scope

Larger retrofit projects involving insulation, solar, or heating upgrades may take longer.

Are EMT Services’ initial Retrofit Coordinator fees covered by the Green Homes Wales allowance?

Our initial fees are fully covered within the £1,000 budget allocated by Green Homes Wales. EMT Services fully complies with PAS 2035 regulations, which govern the delivery of retrofit projects under the scheme.

If any additional services are required following Phase 1, any associated costs will be aligned with PAS 2035 requirements and will always be discussed and agreed with you in advance, depending on the scope of works you choose to undertake.

Will I receive a retrofit report?

Yes. Following the assessment, you will receive a detailed report outlining:

  • Your property’s current energy performance
  • Recommended improvements
  • Suggested installation priorities
  • Expected efficiency benefits

This report can support Green Homes Wales funding applications and future improvement planning.
